JOB PURPOSE

The Managing Building Superintendent ensures the building remains operational, clean, and serviced seven days a week at the 14th Street Y and Sirovich Center for Balanced Living. The primary purpose of the Managing Building Superintendent is to perform inspections and building repairs as directed. The Managing Building Superintendent oversees the Assistant Superintendents and Porters at each site and provides direction to the contracted cleaning staff. This position reports to the Deputy Executive Director and works closely with the Director of Operations and the Building Engineer.

SCOPE OF INFLUENCE

  • Acts as the point person for maintenance, operation, and cleaning matters for the 14th Street Y building and Sirovich Center

  • Collaborates with staff and organizations to provide strong customer service to program areas

  • Supervises the Assistant Superintendents and Porters and oversees the work of contracted cleaning staff at both buildings

    KEY RESPONSIBILITIES AND ACCOUNTABILITIES

  • Schedules and prioritizes work for 14Y and Sirovich Center, assigning tasks to appropriate staff and self, as required, adjusting to changes as things come up from management, programs, or the Facilities Team

  • Performs hands-on maintenance/repair including but not limited to: fixing minor plumbing leaks, clearing clogged drains, repairing or replacing faucets or fixtures, changing light bulbs and ballasts, resetting circuit breakers, repairing minor drywall damage, patching and painting walls and doors, fixing cabinets / furniture, changing locks or door handles, addressing minor issues with doors and windows, repairing flooring, addressing carpet stains or damage, replacing ceiling tiles, and installing baseboard trim

  • Performs minor building repairs and proactively reports leaks, mechanical failures, structural, plumbing, electrical issues and other repair needs to the Deputy Executive Director and Building Engineer

  • Works with cleaning staff to clean, dust, mop, wax, buff, strip, wash, service areas of building as necessary and schedules intensive cleaning during holidays; leads by example

  • Oversees skilled maintenance repairs by external vendors on building and building systems to ensure the safety of occupants and continuous operation of the building

  • Ability to work independently to evaluate necessary tasks, schedule work for self and team based on urgency and other building needs and schedules, and complete work efficiently with the team

  • Communicate clearly and proactively with all stakeholders including facilities staff, program staff, and building management

  • Works closely with the Director of Operations and security staff to ensure cleaning staff follow and complete daily schedule for room set-ups.

  • Assists cleaning staff with room setup and breakdown for activities, including moving furniture, arranging equipment, and accommodating program needs as required

  • Follows schedule of programs each day, has clear communication and flexibility with program staff when last minute changes are needed

  • Works with Building Engineer to maintain, logs, and conducts building inspections to ensure emergency lights, fire extinguishers, smoke detectors, boilers, fire alarm panel, CO2 alarms, and HVAC systems are operational per code

  • Maintains regular schedule of building inspections to ensure that cleaning staff is completing all cleaning and servicing responsibilities in assigned areas in a satisfactory and timely manner

  • Has current FDNY S-95, S-12, S-13, and W-07 certifications or is willing to get them

  • Collaborates with EA’s Compliance team to ensure all repair items required by code are completed and documented

  • Possesses knowledge of Fire Alarm Control Panel (FACP) operations, ensures monthly inspection and documentation of fire extinguishers, and actively participates in fire and emergency drills

  • Works with cleaning staff to remove/clear rubbish and remove snow from sidewalks; responsible for maintaining snow removal log

  • Reports and responds to emergency calls and/or emails for custodial assistance

  • Always maintains a professional demeanor; recognizes and respects people as individuals

  • Ability to work a schedule that includes 4 weekdays and 1 weekend day

  • Performs other duties as assigned by supervisors

    JOB REQUIREMENTS

    Required Knowledge

  • Current FDNY S-95, S-12, S-13, and W-07 certifications

  • NYS current motor vehicle driver’s license.

  • Has safety training in asbestos, hazardous communication, lock out / tag out procedures, confined space , PPE, etc.

  • High School Diploma or GED required; trade school diploma/certificate preferred; four years of maintenance experience preferred.

  • Experience supervising maintenance, cleaning or facilities staff required.

  • Previous training and ability to work with latex materials and sealants, paints, pesticides, caustic chemicals, and with dust and noise; experience in safely disposing of hazardous materials.

  • Ability to identify stains and how to use proper chemicals for their removal; experience operating manual and power equipment and has ability to train others.

  • Must be able to perform physical activities, such as, but not limited to, lifting heavy items (up to 50 lbs. unassisted), bending, standing, climbing, and walking, and snow removal.

  • Must be able to climb and use ladders, Genie lift, and to work at or above 30 feet.

  • Must be available to work flexible hours, including nights and weekends; routinely required to work under inclement weather conditions.

  • Team player with excellent organizational and time management skills; interacts positively with others to meet organization’s objectives.
