Job Description Summary
Responsible to assist the Chief Engineer with the planning, implementation, coordination, and supervision of mechanical operations, maintenance, communications, energy management, and manpower development programs for assigned properties. The Assistant Chief Engineer will perform at the highest of ethical standards, reflecting the core values of C&W as defined in its Business Code of Conduct, Policies and Procedures Manual, and other related company policies. The position typically requires hands-on operational duties, maintenance work, and is not precluded from performing Watch Activity/planned and reactive work.
Job Description
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Manage and develop maintenance staff, hire, train, and promote professional growth.
·Handle administrative tasks like managing PTO, payroll, union matters, leave, vehicle and tool maintenance, work order scheduling and tracking, and staff transitions.
·Provide expertise and support to project teams on equipment and Building Management Systems (BMS).
·Plan maintenance and keep asset records of all building systems, including fire/life safety, plumbing, HVAC, and electrical systems.
·Assist chief in scheduling manpower for maintenance, reactive work, and scheduled inspections
·Assess field conditions and safety to determine necessary repairs and adjustments.
·Conduct building inspections and oversee others' work quality.
·Facilitate Mobile Engineering support for vendors, projects, and landlord interactions.
·Manage CapEx input and provide feedback to Project Management as needed
·Serve as the point of contact for rapid emergency responses and customer service requests.
·Manage and dispatch reactive work.
·Monitor and track client and C&W assets.
·Document and report activities to supervisors.
·Record all work in the system of record, such as REALM, SafetyCulture, Trakref, etc.
·Perform field repairs and adjustments.
·Ensure compliance with relevant codes, regulations, and safety standards.
·Comply with all company and MEM policies.

IMPORTANT EDUCATION
• High School Diploma or GED Equivalent
IMPORTANT EXPERIENCE
• 5+ years of related work experience in a commercial property setting
ADDITIONAL ELIGIBILITY QUALIFICATIONS
• Vocational/Technical Training Certificate
• Appropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician License or City Licenses
• Certification as a Universal Technician for CFC’s
• Possess and maintain a valid driver’s license and good driving record with periodic checks
• Proficient in the use of computer systems
• May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties
• Basic Computing Skills in Outlook, Excel & Word
WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

• Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
• Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
• Involves movement between departments, floors, and properties to facilitate work
• Ability to speak clearly so others can understand you
• Ability to read and understand information presented orally and in writing
• Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics

The compensation for the position is: $56.00 - $56.00
