About This Role:
The Chief Engineer is responsible for engineering operations. Working under limited supervision monitors building system operations and performance. Use several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cooling.
What You'll Do:
•Oversees the Assistant Chief Engineer in the daily activities of the engineering crew. Ensures that the Assistant Chief and crew perform in compliance with Brookfield standards.
•Oversees the level of service provided to tenants and takes the action necessary to achieve goals. Oversees the condition of the building systems and equipment to preserve the value of the property and to minimize downtime.
•Oversees water treatment, testing and logging, and Fire/Life Safety testing and logging. Ensures compliance with all requirements of the Asbestos Operation and Maintenance Plan as it applies to engineering, construction, and abatement activities.
•Ensures compliance by engineering staff with Brookfield policies, including those concerning safety, job performance, and personal conduct.
•Prepares assigned portions of the operating budget, including HVAC, plumbing, electrical and utilities categories, and assists the Property Manager and the Property Accountant in tracking expenditures and in managing expenses.
•Plans necessary major repairs and improvements to the property. Prepares descriptions for the capital budget of planned or required projects, as assigned by the Property Manager.
•Reviews construction documents and provides written reviews to the Property Manager. Ensures that pre-construction and post-construction checks are performed and documented and provide timely reports to the Property Manager on any construction deficiencies and assists in resolving them.
•Holds primary responsibility for keying requests. Maintains complete, accurate records of the building keying system.
•Assists in scheduling training sessions on OSHA-mandated safety topics, teaching classes as directed. Provides complete records of all training activities and obligations to Human Resources
•Completes required reports and logs for fire alarm and fire protection testing and maintains the requisite documents for complying with hazardous materials management laws, including those concerning asbestos.
•Holds responsibility for maintaining building drawings, both paper and CAD.
•Performs other duties as assigned.

What You'll Need:

•4+ years of commercial chief or supervisory level experience in operating mechanical, electrical, and plumbing systems in a commercial property setting
•EPA Universal License preferred. Additional certification in one or more of the following: electrical, plumbing or carpentry. Certifications/licenses as may be required by local or state jurisdictions.
•Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. Must have the ability to operate an EMS and CMMS system. Intermediate skills with Microsoft Office Suite. Ability to prioritize different projects and make decisions.

The pay range for this position is subject to an applicable Collective Bargaining Agreement. The negotiated rate for the Union Chief Engineer position is $171,163 annually [or $82.29 per hour]. Please refer to the Collective Bargaining Agreement regarding pay scale. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
